In San Dimas, CA, Villa transformed a 150-unit REIT-owned community by converting unused carport space into six new detached ADUs. The mix of four two-bedroom, two-bath layouts at 800 sq. ft. and two two-bedroom, one-bath layouts at 665 sq. ft. broadened the property’s rental options and quickly attracted strong tenant demand. Delivered in 17 months with only seven months onsite and a budget variance of just 0.2%, the project showcases how smart design and offsite construction can unlock hidden value in existing footprints.
