For this 150-unit REIT-owned community in Milpitas, CA, Villa created two detached ADUs thoughtfully designed as two-bedroom, two-bath homes with 800 sq. ft. of living space and private backyards. Completed in just 12 months—with only four months onsite and a budget variance of 1.0%—the project turned underutilized land into desirable rentals that leased quickly at a premium. Built offsite and placed on permanent foundations, the units enhanced both the property’s livability and long-term revenue potential.
